Lease Due Diligence
- Acquisition Due Diligence: Review and abstract commercial leases for single and multi property acquisitions including office, retail, R&D and medical facilities. Identify and catalog termination rights, ROFO, ROFR, extension options, landlord's required contributions etc. Identify and catalogue issues, track resolution.
- SNDA and Estoppel Coordination: Draft, distribute and coordinate receipt of SNDA's and estoppels for acquisitions, dispositions and financing.
- Critical Dates: Prepare critical dates timeline based on letter of intent or lease; track commencement dates and other critical dates.
Title, Survey and Zoning Due Diligence
- Research state specific customs and requirements.
- Comprehensive review of title exception documents, survey, site plan etc.
